There are those who suggest the best time to list a home For Sale is in the spring, and while there may be some truth to that, the most important consideration for timing is how it affects your life and what is important to you. Another aspect to consider when deciding when to list is the market conditions; are you dealing with a Buyer's Market? or a Sellers Market? Ultimately these items will directly impact how quickly you can achieve a sale and the amount of negotiating power you have in obtaining fair value for your property.

The goal in preparing your home to list is to make it presentable for potential Buyers, so that they can visualize themselves living in the space.

Together we will create a marketing strategy which emphasizes the most important features of your home and prepare materials that show the best that your home or property has to offer. All of the costs of marketing your property and its presentation are taken care of by me as your real estate professional. The idea of the marketing plan is to get your home in front of the eyes of as many potential Buyers as possible.
Showing your Home
In order for prospective Buyers to get a feel for your property they will schedule showings through our office, which we will arrange with you as the Seller. The optimal situation would be for you as the Seller to be away from the home during the showings, as this allows the Buyer to feel more comfortable as they tour your property. In preparation for a showing it is ideal to have the house clean, tidy, and lights on, if possible.
Completing your Sale
Once a suitable and qualified Buyer makes an offer to purchase your property; I will assist you through the process of negotiating the terms of the sale, navigating the Buyer's conditions, and preparing any documentation required before working with the Lawyer to complete the sale of your property.
